Snowmass Village Real Estate Market Update – September 2025

As we move into fall, the Snowmass Village market continues to show strong performance across both the single-family and condo/townhome segments. While inventory levels remain steady, buyer activity and pricing trends reveal a market that’s both selective and resilient.


Single-Family Homes: Higher Prices, Longer Days on Market

Snowmass Village single-family homes saw a 38% increase in sales year-over-year, with 29 properties sold through September 2025 compared to 21 in the same period last year

  • Average Sales Price: Up 11.7% to $9.13M

  • Percent of List Price Received: 95.9% (up slightly from 95.2%)

  • Days on Market: Down 18.6% to 114 days

  • Inventory: 15 homes for sale, down slightly from 16 in 2024

Despite a small dip in new listings, buyer demand for luxury single-family properties remains strong, particularly for newer homes and those with ski access or modern finishes. The median price trend underscores continued confidence in high-end Snowmass real estate, with sellers receiving nearly full asking price.


Condo & Townhome Market: High Inventory and a Shift in Price Mix

Condo and townhome activity in Snowmass presents a more mixed picture. Sales volume dropped by 22.7% year-to-date, though prices still posted modest year-over-year gains

  • Average Sales Price: Up 13.0% to $2.93M

  • Days on Market: Up 23.5% to 126 days

  • Inventory: 82 active listings – a 67% increase from last year

  • Months Supply of Inventory: Up 9% to 6.1 months

The expanded inventory gives buyers more leverage, especially for older properties. While the average sales price climbed, much of that growth came from higher-end product entering the mix—like new-build residences in Base Village and premium listings at Electric Pass Lodge, Cirque, and Limelight.
