Snowmass Village Real Estate Market Update – July 2025

The July 2025 numbers are in, and Snowmass Village’s real estate market continues to show both strength and select shifts that are worth noting for buyers and sellers. Let’s break down what’s happening.

Single-Family Homes

  • Sales are picking up – Two single-family homes sold in July compared to none last year. Year-to-date, sales are up 17.6%.

  • Prices continue to climb – The median sales price year-to-date is $7,750,000, up 8% from 2024, while the average sales price jumped 13.5% to over $9.25M.

  • Faster transactions – Days on market fell 22.3%, from 157 days to 122 days on average.

  • Inventory is tighter – Active listings are down 21.1%, keeping months of supply steady at 5.6.

Takeaway: The single-family segment remains a high-demand, low-supply market. Well-priced homes are moving faster, and sellers are getting 96.1% of asking price on average.

Townhomes & Condos

  • Slower summer sales – Only two condos/townhomes sold in July versus six last year, a 66.7% drop for the month. Year-to-date sales are also down 30.1%.

  • Big price gains for July – Median prices in July hit $3.4M, up a massive 165.6% from July 2024, reflecting a shift toward higher-end sales.

  • Year-to-date pricing stable – Median sales price year-to-date is $1.8M, holding steady with a slight 1.8% dip.

  • Inventory rising – Active listings are up 77.2% year-over-year, giving buyers more choices and creating a more competitive environment for sellers.

Takeaway: While July showed a sharp slowdown in transactions, pricing strength—especially in luxury segments—remains intact. The influx of new listings (up nearly 15% YTD) could bring more negotiation opportunities for buyers.
